How it works
- Pick up to 5 ZIP codes. All 67 Florida counties are covered, plus the Pennsylvania, Maryland and Nevada counties that publish owner records.
- Each week your seller lists refresh from the county records.
- Run the numbers on any property, then print letters or download the list.
- Owners who scan the code ask for a cash offer on your page and land in your contacts, with written consent if they want a call or text.
Built to keep you out of trouble
- Mail and door-knock lists, not cold-call lists. Calling or texting homeowners from public records falls under federal and Florida telemarketing law, so SBS doesn't hand you phone numbers.
- Every letter says you're buying for your own account, and whether you hold a real estate license, so owners know who they're dealing with.
- Pre-foreclosure letters never offer to stop a foreclosure, never ask for a fee, and point owners to a free HUD-approved counselor. If you buy a home that's in foreclosure in Florida, the equity purchaser rules (Florida Statutes 501.1377) apply to your contract, including the owner's right to cancel. Talk with your attorney before you sign.
- Owners who opt out are removed from every future list.
